Yes, there are some instances, where buying or selling a property buy owner works, but those times are few and far between. Instead, the majority of the time it is best if you use a realtor. Here are some specific situations where you should always hire a realtor:

1. You Are From Out Of State

If you are new to the area you should always have a realtor when buying a house. You don't know the area well enough, nor do you know the market. It is very normal for the market to be different when you change towns, and most definitely when you change states. This is why you need someone to help you navigate the area and the market. If you try to do it yourself you could easily buy a house that you are not happy with because you didn't know the area or what to expect.

Additionally, the pricing on houses changes, and what is custom for bid is different. Where you are from, not offering closing costs may be normal, but in your new town, it could cost you the house. This is why if you are from out of town you should hire a realtor to help you navigate.

2. There Are Bidding Wars

If you are trying to buy a house in an area where there are lots of people buying houses and it is common to get into a bidding war you should have a realtor. A realtor is more familiar with how people bid on houses and can make sure that you are making your bid and offers competitive. If you don't use a realtor, you could easily lose out on a house just because you didn't have the inside scoop.

3. You Are Buying An Older Home

Lastly, if you are building a new house, you can generally do that without a realtor, but if you are purchasing an older home, you should hire a realtor to help you with the process. There is a lot that needs to be done to protect yourself and do your due diligence. When hiring an agent you can be confident that you are getting the right people in there to make sure that the house is what you think it is.
